How quickly can you provide a pre-approval letter? Is there anything specific my client needs to prepare for the process?

In most cases, we can provide an approval letter within 24 hours. For clients that are self employed and/or have variable pay, they will need to provide income documentation such as paystubs, tax returns and w-2s.

What loan programs are available for my client's situation (e.g., first-time homebuyer, FHA, VA)? Which would you recommend based on their financial profile and the property they're interested in?

We have a loan for every home: conventional, FHA, VA, down payment assistance, brokered products (including ITIN) and more! Put our experience to work for you so we can best advise clients on one of the largest purchases of their lives

From contract to close, the process generally takes 30 days. Providing requested documentation in a timely manner and maintaining communication with your lending team will ensure a smooth and seamless process.

How long can I lock in an interest rate? Are there any fees associated with locking in? What happens if the interest rates drop after I lock in?

Rate lock terms range from 15 – 120 days: generally, the longer the lock, the more expensive the cost. We offer rate renegotiation: if the market improves more than .25% from the time we lock until closing, we can do a one-time float down to current market at no charge.
